BOOKING CONDITIONS
General
A deposit of £60.00 per holiday week is payable together with written confirmation of the holiday dates required .
The full cost of the holiday price is payable 8 weeks before the start of the holiday period. If this has not been received by your arrival date we reserve the right to deny access to the cottage until full payment has been made.
Should the holiday period start within 8 weeks of initial booking, the full price is payable on confirmation. If booking a short break the full cost is required on booking.
A credit or debit card will be retained on file as security against any significant damage caused and/or excess cleaning required. In the event that monies are required to be debited from your card, you will be notified immediately. If you do not have a credit/debit card, a cash deposit of £100.00 per cottage will be required on your arrival for the same purposes as above. If the cottage is left in a reasonable condition, your details will be destroyed and/or the cash returned to you. Please go to the office on the first week day of your holiday and provide Hazel with your details.
If you wish to change the dates of your holiday after booking, we will make every effort to accommodate your changes, but it may not always be possible to do this.
We will provide the cottage clean and with all amenities as described in our brochure. The cost of electricity, gas and heating oil is included in the prices quoted, as is an initial supply of logs for the stoves. Further supplies of logs are charged at cost (currently £3 for a basket of split logs). Bed linen, pillows, towels etc. are provided in the price, and for holiday periods of more than one week, these will be changed at a mutually agreed time. We can also provide travel cots, high chairs etc. Please notify us in advance.
The cottage should be kept clean and tidy and any damage or breakages must be paid for. Occupancy must NOT exceed the stated numbers in the brochures.
We reserve the right to make a charge for cleaning at a rate of £9.00 per hour if the cottage is left in a dirty state.
All costs include VAT at 17.5%.
Promotions
Discount codes apply only to the relevant promotion on offer. Incorrect use of the codes will result in the refusal of the booking until the correct amount has been paid.
Cancellation
If for any reason we have to cancel your holiday, a full refund of the cost of your stay at any cottage will be made. This is limited to the price paid to rent that cottage for the period agreed and does not include any consequential costs. It is envisaged that this will only happen if the cottage becomes uninhabitable due to fire or similar reasons. Alternative accommodation may be available at one of our other cottages if you wish at no extra cost. If after paying your deposit and before paying the balance you decide to cancel your holiday, the deposit is not refundable. Should you have to cancel your holiday after making full payment, please contact us immediately and then confirm in writing and let us know the circumstances. Normally the following will apply:
More than 28 days 100% less deposit. 27 – 14 days 50%. Less than 14 days nil, unless re-let.
Insurance
We strongly recommend that you take out an insurance policy (usually available through a travel agent or insurance broker) to cover the cost of cancellation of your holiday by you for any reason.
Access
Entry to cottage is after 4 p.m. on the first day and the cottage should be vacated on or before 10 a.m on the final day to allow cleaning for incoming visitors. We ask that you arrive between 4.00 p.m. & 5.00 p.m. and not later than 6.00 p.m. If you think you will arrive after 6p.m. we ask that you notify us well in advance. If you have not arrived by 7p.m., and we have not heard from you, then you will not be allowed access until the following morning (unless it has been agreed previously).
During the winter we will do our best to keep the approach roads open to all properties, however we cannot be held responsible if snowfalls are heavy and it is not possible to gain access.
We retain the right to enter the premises at all reasonable times for reasonable purposes e.g. closing windows in the event of rain. We also retain the right to refuse entry and to require the departure of anyone causing damage to the property or disturbance to others.
Pets
A maximum of two dogs are allowed per cottage, by prior agreement, in certain cottages. Please check beforehand. The area is a farming community and dogs must be kept under control in the presence of livestock in neighbouring fields. Dogs should not be left alone in the property at any time. There is a charge of £25.00 for bringing one dog to Parkmore and £10.00 for another. We do not allow pets in the Farmhouse, Isla Lodge, The Bothy, or the Neep Shed.
Smoking
We do not permit smoking in any of our cottages.
Eligibility
We offer self catering holiday accommodation and therefore reserve the right to make the final decision as to acceptance of any booking, regardless of how the booking is made if we feel that our accommodation is not suitable for the proposed use. We welcome enquiries from genuine groups of holiday makers and certain long term lets.
Your agreement to these conditions of tenancy is assumed when you make full payment for your holiday.
